With more homes hitting the market, sales increasing, and Twin Falls home values stabilizing, both buyers and sellers are navigating new opportunities. What You Need to Know About the Twin Falls County Market:

Number of Residential Sales

February was a strong month for home sales in Twin Falls County, with 89 single-family homes sold—a 32.8% increase compared to last February. This jump in sales suggests that buyers are becoming more active, possibly encouraged by stabilized mortgage rates and an increasing number of homes available.

Breaking it down further:

Existing home sales saw an even bigger increase of 43.4%, jumping from 53 homes sold last year to 76 homes this year.

New construction home sales, however, dipped slightly, with 13 homes sold compared to 14 last year.

This indicates that resale homes are currently in higher demand, possibly due to affordability compared to new builds.

Months of Inventory (MOI)

Currently, there is 3.17 months of inventory available in Twin Falls. One of the biggest changes in the Twin Falls market is the increase in available homes. There are now 329 active residential listings, up from 282 at this time last year

A higher number of listings means buyers have more options, which can lead to longer decision-making times and slightly more negotiating power. However, inventory is still relatively limited compared to pre-pandemic levels, meaning competition remains in certain price ranges—especially for well-priced homes under $400,000.

New Listings

New inventory is a key factor shaping the market this year. February saw 116 newly constructed homes listed, a 23% increase compared to last year. This is a strong signal that builders are confident in buyer demand and are working to meet the needs of a growing population in Twin Falls.

With new home construction ramping up, buyers looking for modern designs and energy-efficient homes will have more options to choose from. However, newly built homes are still selling at a slower pace compared to existing homes, which may create opportunities for buyers to negotiate better deals.

Average Sales Price

The average sales price for single-family homes in Twin Falls County reached $382,172 in February, reflecting a 1.2% increase from last year. While home values are still rising, the growth rate is much slower compared to previous years, signaling a move toward a more balanced market.

Existing home prices showed stronger growth, with the average price increasing 4.7% year-over-year to $359,545.

New construction prices, on the other hand, saw only a 1.4% increase, reaching an average of $514,452.

For sellers, this means pricing competitively is more important than ever—homes priced too high may sit on the market longer. For buyers, the slowed price growth is good news, as it suggests fewer bidding wars and better opportunities for negotiation.

One of the most noticeable shifts in February was the increase in the number of days homes are sitting on the market. The average days on market (DOM) is now 87, compared to 79 days last year.

This trend means:

Despite the increase in DOM, well-priced homes in desirable neighborhoods are still moving quickly—especially in the $300,000–$400,000 price range.

•New Construction Listings: 96 new homes, staying consistent with last year.

Existing Home Listings: 213 active listings, a slight increase from January 2024.

New construction, meanwhile, saw a decrease, suggesting that higher costs in construction and materials may be making newly built homes less attractive to budget-conscious buyers. Buyers may see greater affordability in existing homes, while sellers can leverage the demand for resale properties.

Newly constructed listings: 91, a slight increase from 90 listings last year.

Existing homes average price: $457,563, up nearly 20% from last year’s $382,094.

Newly constructed homes average price: $527,773, a slight decrease of 2.1% from last October’s $539,027.

This continued rise in the price of existing homes highlights a persistent demand for established neighborhoods and properties. The high average price of newly constructed homes, though slightly down, may suggest that developers are adjusting prices to remain competitive in light of buyer preferences for more affordable options. 34th Annual Christmas in the Nighttime Sky

Each year, the Magic Valley gathers for one of its most beloved holiday traditions: Christmas in the Nighttime Sky. This cherished event marks the unofficial kickoff to the holiday season, bringing families and friends together for an evening filled with warmth, joy, and generosity.

This year, the celebration is moving to a new location at the Twin Falls County Fairgrounds in Filer, offering even more space for festivities. Guests can look forward to a free chili and Idaho potato dinner, lovingly prepared by Creative Cravings, and a chance to meet Santa and his friends inside the merchant buildings. Bonfires and indoor seating keep things cozy, while live music from Carson Hasher adds to the festive cheer.

AGF Holiday Home - Ladies Night

As we continue through fall, Twin Falls County market values continue to increase and the market continues to evolve. Home sales remain steady, prices continue to increase, and home sales are continuing to happen daily. Whether you’re in the market to buy, sell, or just stay informed, here’s your update for September 2024.

What You Need to Know About the Twin Falls County Market:

Number of Residential Sales

In September 2024, 101 single-family homes were sold in Twin Falls County, a slight increase from the 99 homes sold in September 2023, marking a 2.02% growth. Sales of newly constructed homes saw a significant rise, with 20 homes sold compared to 13 last year, an impressive 53.85% increase. However, existing home sales decreased by 5.81%, with 81 homes sold compared to 86 in the previous year.

The number of active residential listings stood at 377 in September 2024, up from 351 in September 2023. The inventory increase reflects more available homes on the market, indicating a gradual shift towards a more balanced market.

New Listings

New inventory slowed down a bit this month, with only 135 homes hitting the market in Twin Falls County during September. As I mentioned last month, it’s typical for activity to taper off around this time of year. In September 2023, 160 new homes were listed, marking a 15.6% decrease year-over-year. With the upcoming election, it’ll be interesting to see how October’s numbers shape up.

Average Sales Price

The average sales price for single-family homes in Twin Falls County increased by 6.90%, reaching $407,904 in September 2024, compared to $381,590 in September 2023. For existing homes, the average price saw an 8.01% rise, reaching $399,013. However, newly constructed homes experienced a slight decline, with the average price falling by 3.93% to $443,912.

Days on Market

Homes are taking slightly longer to sell. The average days on market (DOM) for all homes rose to 68 days, compared to 65 days in September 2023. Existing homes are selling in an average of 53 days, slightly down from 55 days last year, while newly constructed homes are taking longer, averaging 130 days on the market​.

The Twin Falls real estate market remains active with slight increases in overall sales and prices. While newly constructed homes take longer to sell, existing homes are moving quickly, indicating strong demand.
