But here’s the context that matters: year-to-date, 902 homes have closed in Twin Falls County in 2026, compared to 836 at this same point last year. That’s a 7.9% increase over last year’s pace. One slower month at the end of summer doesn’t undo eight months of stronger-than-average performance; it’s a seasonal shift, not a warning sign.

Months of Inventory (MOI)
With 415 active listings and 95 homes sold in August, inventory climbed to 4.4 months, the highest it’s been all year and a notable jump from July’s 3.2 months.
Here’s what that shift means in plain terms. At 3.0–3.5 months, we were in balanced market territory. At 4.4 months, we’re nudging toward buyer-friendly conditions. Sellers still have a workable market, but the cushion is thinner than it was in the spring. Homes that are priced right are still selling. Homes that aren’t are sitting longer and accumulating pressure to reduce.
For buyers, this is actually good news. More options, slightly less competition, and sellers who are increasingly motivated to make a deal work.
New Listings
150 new listings came to market in August, down from 161 in July and continuing the gradual summer pullback we’ve seen since May’s high of 183. That’s a normal seasonal pattern and not a cause for concern.
What’s interesting is that even with fewer new listings coming in, active inventory is still climbing. That tells you homes are staying on the market a little longer before going under contract, which circles back to the pricing conversation. The listings that are well-positioned are still moving. The ones that aren’t are building up the inventory numbers month over month.
Average Sales Price
This is where Twin Falls home values in 2026 tell their most compelling story. The median sales price for existing homes hit $387,450, up 6.6% from $363,500 in August 2025. But the average reinforces it: the average sales price for existing homes came in at $431,070, up 2.2% from $421,799 last August.
The year-to-date numbers back it up too. The median for existing homes sits at $370,000 year-to-date, up 2.8% from this time last year, while the year-to-date average is $412,658, holding virtually flat from 2025’s $416,692, a sign that the upper end of the market is stable rather than sliding.
New construction held steady with a median of $425,000 in August and an average of $497,945, up 2.7% from last August’s $484,956. That average pushing close to the $500,000 mark reflects builders continuing to deliver larger, higher-spec homes into the Twin Falls market.
The bottom line: both the median and average are holding firm or appreciating across the board. That’s not a coincidence; it’s what a market looks like when the homes that are selling are the right homes at the right price.
Days on Market
Here’s the number that surprised me most in August’s data. Existing homes averaged just 50 days on market, down significantly from 64 days in August 2025, and continuing the fast-closing streak that started in June.
New construction posted its best number of the year too, averaging 52 days, a dramatic improvement from 96 days in August 2025 and the fastest pace for new builds we’ve seen all year.
When days on market drop while inventory rises, it means one thing: the homes that are priced and presented well are getting snapped up quickly, while the ones that aren’t are skewing the active listings number higher. For sellers, this is your playbook: get the price right, get the home ready, and the buyers are there.
