Small Business Saturday Holiday Market

Redeemed Decor is once again hosting its annual Small Business Saturday Christmas Market, a local favorite that blends holiday shopping with a relaxed, festive atmosphere.

The event kicks off with a fun surprise for early shoppers: the first 50 guests through the door will receive a balloon to pop, each one hiding a prize or special discount.

Behind the store, the outdoor space turns into a cozy market scene with live music, food and drink vendors, free kids’ games, and a curated lineup of local makers offering handmade goods. Christmas trees from Lavender Hollow will be available for purchase, and a wreath-making station gives shoppers the chance to get hands-on with their holiday décor.

And of course, Santa will be on site for photos, bringing a touch of tradition to the day.

This event is all about supporting local businesses, connecting with the community, and enjoying a laid-back kickoff to the holiday season.

34th Annual Christmas in the Nighttime Sky

Time: 5:00 – 7:00 PM

Date: Friday, November 28th

Location: 215 Fair Ave., Filer

Each year, the Magic Valley gathers for one of its most beloved holiday traditions: Christmas in the Nighttime Sky. This cherished event marks the unofficial kickoff to the holiday season, bringing families and friends together for an evening filled with warmth, joy, and generosity.

This year, the celebration is moving to a new location at the Twin Falls County Fairgrounds in Filer, offering even more space for festivities. Guests can look forward to a free chili and Idaho potato dinner, lovingly prepared by Creative Cravings, and a chance to meet Santa and his friends inside the merchant buildings. Bonfires and indoor seating keep things cozy, while live music from Carson Hasher adds to the festive cheer.

Of course, no Christmas in the Nighttime Sky would be complete without its grand finale,  a spectacular fireworks show synchronized to Christmas music on KOOL 96.5 FM.

In the spirit of giving, admission is a new, quality, unwrapped toy per family, benefiting children in need throughout the Magic Valley. Those who can’t attend in person can still support the cause by dropping off toys or making a monetary donation at designated community locations or online.

14th Annual Holiday Shopping Expo

Twin Falls is welcoming the holiday season with the return of a community favorite, the Holiday Shopping Expo, now in its 14th year.

This long-running event transforms the La Quinta Inn conference rooms into a vibrant market filled with local vendors, handmade goods, and plenty of holiday spirit. It’s the kind of place where shoppers can discover thoughtful, one-of-a-kind gifts while supporting small businesses right here in the Magic Valley.

Throughout the day, attendees can enjoy door prize drawings and vote for their favorite (or least flattering) Ugly Christmas outfit as vendors embrace the holiday tradition with over-the-top festive attire.

With free admission and plenty of parking, it’s an easy, festive way to kick off the holiday season and get a head start on gift shopping, all while connecting with the local community.

Filer Kid Market

Date: Saturday, November 22nd

Location: TF County Fairgrounds, Filer

The Filer Market is bringing together some of the Magic Valley’s youngest creators and business minds. Kids between the ages of 5 and 16 will be setting up their own vendor booths, offering everything from handmade crafts and jewelry to 3D-printed pieces and sweet treats.

It’s a great chance to browse unique finds, support local youth, and see their hard work in action. Admission is free, making it an easy way to show up for the next generation of entrepreneurs.

AGF Holiday Home - Ladies Night

Time: 10:00 A.M.

Date: Friday, November 14th

Location: 1061 Eastland Drive, Twin Falls

Holiday Home is a free community event hosted by AGF Women, created to bring people together during the holiday season. It’s designed as a welcoming space for women to share an evening centered on connection, reflection, and inspiration. (Childcare isn’t provided, and each guest should register individually.)

The night begins with a light dinner and a thoughtful presentation from Dorette Schaal, followed by a time of worship and a message from guest speaker Amy Boer of Life Church Boise.

As we continue through fall, Twin Falls County market values continue to increase and the market continues to evolve. Home sales remain steady, prices continue to increase, and home sales are continuing to happen daily. Whether you’re in the market to buy, sell, or just stay informed, here’s your update for September 2024.

What You Need to Know About the Twin Falls County Market:

Number of Residential Sales

In September 2024, 101 single-family homes were sold in Twin Falls County, a slight increase from the 99 homes sold in September 2023, marking a 2.02% growth. Sales of newly constructed homes saw a significant rise, with 20 homes sold compared to 13 last year, an impressive 53.85% increase. However, existing home sales decreased by 5.81%, with 81 homes sold compared to 86 in the previous year.

Months of Inventory (MOI)

The number of active residential listings stood at 377 in September 2024, up from 351 in September 2023. The inventory increase reflects more available homes on the market, indicating a gradual shift towards a more balanced market.

New Listings

New inventory slowed down a bit this month, with only 135 homes hitting the market in Twin Falls County during September. As I mentioned last month, it’s typical for activity to taper off around this time of year. In September 2023, 160 new homes were listed, marking a 15.6% decrease year-over-year. With the upcoming election, it’ll be interesting to see how October’s numbers shape up.

Average Sales Price

The average sales price for single-family homes in Twin Falls County increased by 6.90%, reaching $407,904 in September 2024, compared to $381,590 in September 2023. For existing homes, the average price saw an 8.01% rise, reaching $399,013. However, newly constructed homes experienced a slight decline, with the average price falling by 3.93% to $443,912.

Days on Market

Homes are taking slightly longer to sell. The average days on market (DOM) for all homes rose to 68 days, compared to 65 days in September 2023. Existing homes are selling in an average of 53 days, slightly down from 55 days last year, while newly constructed homes are taking longer, averaging 130 days on the market​.

The Twin Falls real estate market remains active with slight increases in overall sales and prices. While newly constructed homes take longer to sell, existing homes are moving quickly, indicating strong demand. With increased inventory, buyers have more options, and sellers still benefit from rising prices.

Recently, the Federal Reserve cut interest rates by 50 basis points, and while mortgage rates have initially reacted slightly negatively, the long-term outlook remains positive. Over the past 18 months, we’ve seen a general decline in rates in anticipation of this decision, and we expect rates to continue to trend downward in the months ahead. Whether buying, selling, or simply watching the market, staying informed is key. Read on to explore what unfolded in the Twin Falls real estate market in August.

What You Need to Know About the Twin Falls County Market:

Number of Residential Sales

In August 2024, Twin Falls saw a slight decline in residential sales, with 97 single-family homes sold, down 4.9% from 102 homes sold in August 2023. Existing homes accounted for 79 of these sales, while newly constructed homes contributed 18. Overall, year-to-date sales reached 815, marking a 6.12% increase compared to the same period last year​.

Months of Inventory (MOI)

In August 2024, total active residential listings rose to 407, up from 336 in August 2023, signaling an increase in inventory and offering buyers more options. Twin Falls County now has 3.96 months of inventory, marking the most balanced real estate market the area has experienced in the past five years. Typically, a balanced market is considered to have 4-6 months of inventory, creating an even playing field for both buyers and sellers.

New Listings

In August, Twin Falls County saw 178 new listings, closely matching the 183 from the previous month. As we move closer to the holiday season, we can likely expect the number of new listings to start decreasing, a typical trend during this time of year.

Average Sales Price

Home prices in Twin Falls County have continued to grow steadily, with the average price of a home reaching $405,093 year-to-date, reflecting a 3.66% increase. This is a return to more typical annual price growth, contrasting with the double-digit appreciation of recent years. Interestingly, while overall prices rise, new construction homes in the county are seeing a price decrease of 3.68%, with the average price now at $456,014. This drop is partly driven by the increased availability of entry-level construction to meet demand.

Days on Market

The days on market in Twin Falls County have remained relatively stable, with an average of 65 days, down just 2 days from last year. The median time homes spent on the market is lower at 35 days. As we approach the holiday season, it’s expected these numbers will increase slightly. However, the recent rate cut could potentially keep the fall and winter market busier than usual, making it an interesting time to watch.

The market in Twin Falls remains active but shows signs of a slowdown in sales and slight price adjustments.
